Recently when I had a neighbor friend ask me who I would recommend to help them sell their house, I did not hesitate to recommend you. Even though I worked with over 60 realtors last year, all of whom would have wanted me to recommend them, there was no contest…I recommended you.
For the most part, I get the impression from the agents I have worked with, based on how they interact and the interest (or lack of) they show in the inspection, that they are more focused in getting the whole process over and getting the sale done (and getting paid) than anything else. Now, I’m not saying they don’t care about their clients, I’m saying that they don’t care as much as you do.
You set the bar pretty high in my opinion. First of all, you are always at the inspection site early, doing your own checking. Often you will do some of the mundane, time consuming things before I get there, like start the AC or Furnace, run the washer and dryer, check that the utilities are on, etc. With your background in HVAC systems installs and service, I feel comfortable with your assistance with HVAC tests and I sometimes I tap your knowledge on things I’m less familiar with.
When the client is on site, you stay with us as we go through the house. You add to my comments and help the client understand his or her options. I have always felt that you give sound advice to clients about things they can do to improve the house either physically or cosmetically. You have a great deal of knowledge about a wide range of home repair topics, electrical, plumbing, appliances, etc and that sets you apart from the average realtor when you are advising them what to do and not to do when putting a house on the market.
The most impressive thing that you do is keep a cadre of resources on call, all the time, so that no matter what we find in the inspection, you get immediate estimates and contractor opinions while we can discuss it at the inspection.
After the inspection you go to bat for your client negotiating as much as you can…. often thousands of dollars in repairs, replacements, concessions, escrows, etc. On "As Is" sales, I’ve heard you tell clients with a wink, "that (defect) may mysteriously become fixed" after the sale and it always does. That’s because you go the extra mile to make it easy for clients to move in and start their lives.
I’ve certainly enjoyed working with you this year. My year ends early this year, Nov 30th, with my knee surgery, but I look forward to working with you starting in late January next year. One of the reasons I am having this surgery done is so I can keep up with you when the market comes back.
So, keep doing what you do.

I can't describe in just a few words my satisfaction with Buck - he is so much more than just our agent!
We bought our 2nd home in May of 1999. By 2000, we realized we hated our community. I found Buck on Realtor.com, where he had listings in Woodlea Manor. Within hours of our first call, he was at my home with tons of info. I liked him right away!

Late last year, we decided to sell our house and search for our "dream home". We began by interviewing four agents from various well-known real estate businesses. During the first few minutes with Buck, it was clear to us from his personality, enthusiasm and confidence, that he would be our agent.
